《1303大廈 Apartment 1303》入住新居讓由加（板谷由夏 飾）的心情十分愉快，從今天起，酒店式公寓1303號房間就將成爲她的新家。
搬家當天，由加邀請了自己的三五好友，在新家裏舉行了熱鬧的派對，令大家沒有想到的是，由加竟然在派對中詭異的墜樓身亡。 姐姐的慘死讓妹妹舞子（中越典子 飾）的內心十分不安，她無法相信一向開朗樂觀的姐姐會無故自殺。
來到了姐姐居住的1303號房間，舞子開始收拾起了由加的遺物，也就是在這一過程中，舞子竟然在無意之間發現了埋藏在這座公寓里長達二十年之久的可怕祕密。
陰魂不散的怨靈，揮之不去的恐懼，身處漩渦中心的舞子會有怎樣的結局呢？
